Goodwyn, Mills and Cawood, Inc. was hired to provide professional services involving the design of two buildings with a total of 190,000 square feet. The developer, Eason Graham & Sandner, wanted to maximize the buildable area of the site and minimize the amount of paving by sharing a common truck court. This design includes a 10’ high tilt-up concrete wainscot and then transitions to metal panels above. This allows the concrete to take the daily wear and tear of fork lift traffic, while avoiding the expense of full height tilt-up. The flexibility of the structural bay spacings allow for a wide range of tenants. Currently, a 60,000 square foot tenant is being placed in the large building, while smaller tenants of 20,000 square feet are being placed in the small building. A continuous translucent panel was placed along the eave line of the rear of both buildings to allow natural light into the warehouse space. This makes for a nicer work environment, as well as reduced energy costs for lighting.
