The Alabama Association of REALTORS® hired GMC to provide design and construction services for their new office building in downtown Montgomery. The 23,000 sf building is 2-story in height with a covered roof pavilion on the third floor level and a green roof terrace that overlooks the Alabama State Capitol building on the east and south sides. The building is masonry on steel frame with a concrete foundation. This “Class A” building, the highest classification of office space, includes spacious office suites, conference rooms, warming kitchen, employee break areas, and a multi-purpose room that is used for training seminars and receptions. When constructed, the building was designed to achieve a minimum LEED Silver certification under the LEED-NC (New Construction) Version 3 standards, however the building exceeded its sustainability goals and received LEED Gold on a very constricted urban site. It is also designed to conform to the city’s urban SmartCode ordinances. The sub-base for the new concrete parking lot consists of crushed concrete from the existing parking lot, as well as crushed brick from the existing building brick. The green roof system manages the storm water from the roof that surrounds the rooftop pavilion and provides additional insulation. The green roof utilizes low maintenance, drought resistant plants. Advanced electrical and HVAC controls and low-flow / waterless plumbing fixtures also contributed to it’s LEED Gold rating. GMC provided architecture, interior design, civil engineering, geotechnical engineering, environmental permitting, and Right of Way permitting for site, utility, and erosion control design as well as LEED commissioning services.
