GMC provided all of the site design for this development including master planning, civil engineering, landscape architecture, surveying and environmental engineering. The site for this large retailer features a 35-acre nature park centered along Buck Creek, which flows through the heart of the site and into the Cahaba River. The nature park includes walking trails, pavilions, educational signage on the importance of streams and buffers and their ecological importance, and a beaver pond and lake with a boat landing, which are used to conduct fishing seminars and educational classes. Buck Creek and a large portion of the nature park were placed within a permanent conservation easement in order to ensure their survival as an ecological habitat. During construction, GMC and the Cahaba River Society developed an innovative sediment and erosion control system that prevented clay silt and other pollutants from entering the Cahaba River. The system also helped keep construction on a tight schedule and helped the project avoid compliance problems. Use of environmental site design principles for the tiered parking lots, bridges, ponds, and entrance roads minimized grading and forest loss and preserved existing vegetation and wildlife in the creek, while saving Bass Pro significant money in grading costs. Long-term impacts of the development’s footprint are minimized with “green walls” and seven bioswales that are integrated into the lower parking lot allowing stormwater to pass through a vegetative filter and infiltrate into groundwater before entering the storm sewer system and emptying into the on-site lake that is part of the nature park. French drains along the entrance roads and parking lots allow some runoff to infiltrate into the ground before being directed to the lake. Coordination between the many disciplines of GMC, Cahaba River Society and Bass Pro Shop’s insistence on good environmental design created a project that will be used as a model for low-impact development (LID) in future Bass Pro developments. The project received several awards including: Best Green Building Project, South Central Construction; Best Private Architecture Award, South Central Construction; ABC Excellence in Construction Award; NAIOP Alabama Chapter Overall Design Engineering Award; and Cahaba River Society Watershed Conservation Development Award.
