Construction begins on Rokeby Condo Tower renovation in Nashville

GMC recently broke ground on renovations of the 157,791-square-foot Rokeby Condominium Tower, located just down the street from our Nashville office on West End Avenue.

The 13-story building, originally constructed in 1976, will undergo a selective renovation process to preserve and enhance the iconic mid-century-modern landmark, all while remaining occupied during construction.

Rokeby is unique not only for its mid-century architecture, but also for the random placement of windows, which was the result of initial residents selecting where they wished their windows to be situated.

When designing the renovation, GMC was tasked with addressing the building envelope. The existing brick veneer will be undergoing a selective renovation process in order to preserve and enhance this iconic mid-century modern landmark in Nashville. All windows located on the building are being replaced with AAMA-rated windows, along with new head and sill flashing being installed at all window openings. Larger viewing glass will also be installed at selected openings. Reroofing will be completed on the entirety of the building and balconies, with minor modifications being made to the rooftop drains as required to accommodate the new roof.

Our team will also provide new interior finish schemes, furnishings and accessories for the lobby areas, a design solution to address the solarium water infiltration, structural issues and interior finishes, and new architectural fencing around the outdoor pool area.

The new building will be coated with a three-part, high performance elastomeric paint system with two tone color schemes selected to coordinate with the architectural context of West End Avenue.

GMC is providing architectural and interior design services for the project, while American Engineering & Development Services and Dewberry Edmunds Engineering are providing engineering services. Orion Construction is serving as the general contractor.
