The 10,000-square-foot brick warehouse, originally built in the 1940s as part of an industrial district west of downtown Greenville, has been thoughtfully transformed into a modern workplace. GMC’s architectural team brought new life to the 80-year-old structure by exposing original brick walls, structural elements, and wood roof deck while creating a contemporary work environment featuring six individual offices and a large, open-plan studio.
The design utilized its location, offering outdoor amenities that include a shaded conference space overlooking the river and a green area for events and activities.

Located in the heart of downtown, the new facility has revitalized the town center by increasing foot traffic and supporting local businesses.
The renovation repurposed the historic structure to provide internet access, a full collection of books and materials, circulation services and flexible spaces for classes and community events. The library features collaborative meeting areas, large public tables and comfortable seating.
GMC’s civil engineering team designed ADA-accessible sidewalks and entrances along East Front Street, prioritizing compliance and improving accessibility for all users.
These adaptive reuse projects demonstrate GMC’s commitment to sustainable design, showing how historic industrial buildings can be successfully repurposed while preserving architectural character and contributing to urban revitalization.
