The City of DeBary announces the addition of new downtown area

GMC team helps break ground on City of DeBary new addition

The primary stretch of any town is often considered the heart of the city. The City of DeBary plans to be no different as it broke ground on its future gem and downtown core, DeBary Main Street.

The new addition could not have come at a better time as DeBary celebrates its 30th year as a city. This mixed-use development is an integral next step to fostering balanced, sustainable growth and a fresher quality of life for the city’s citizens and visitors, while maintaining the area’s appeal.

The new downtown will include live-work units, with retail and commercial space on the ground floor and apartments above, as well as townhome-style units. The area will also feature niceties such as a management office space, a community plaza and central park. The city hopes to fill the retail space with mostly local businesses, several of which attended the groundbreaking and are already making plans to open up shop downtown.

The Main Street is located in the transit-oriented development (TOD) district, which is a walkable, pedestrian-oriented, mixed-use community designed to bring people, activities, buildings and public space together. The property, comprising 20 acres of a former mobile home park and another 30 acres with dilapidated buildings and invasive vegetation, is set to undergo a transformation into a vibrant community space adorned with native Florida trees.

Situated next to the SunRail Station, the Main Street is surrounded by a plethora of ecotourism activities, including being connected to three Central Florida Trails. This makes it a prime spot for those coming off the trails, as well as commuters and visitors alike, to come enjoy some of the conveniences the development will offer. 

Mosaic Development LLC is the owner and developer of project. Goodwyn Mills Cawood (GMC) is providing architecture and interior design for the residential units and building common areas. Other project partners include Cormia Design Group and Falcone Group.

The first phase of Main Street is projected to open in late 2025, with the project finishing in its entirety by the end of 2027.
